2277 Pineview

2277 Pine View Way was added to the Seagate Asset & Property Management portfolio in 2021.  Originally built in 1989, this partial 2-story building sits on 6.84 acres right across from Highway 116 with three convenient entrances along Pine View Way.

Located a short drive from San Francisco in Sonoma County, 2277 Pine View Way boasts 26’-28’ clear height ceilings, 6 dock-high and 9 grade-level doors and 22 4’x8’ plastic domed skylights.  28% of the square footage is office area where the single tenant, Workrite Ergonomics, has housed their headquarters since March 2011. 

Warm Springs Industrial Park

Infill, multi-tenant industrial is a primary focus of the Seagate Value-Add Fund 2021, and in Q3 2021, Seagate VAF2021 added the Warm Springs Industrial Park (WSIP) to its portfolio. A 142,000 sq. ft. two building light industrial park on 8.8 acres, WSIP is well suited for light assembly/manufacturing. The property divides into 8 tenant spaces each with heavy power and dock-high and/or drive-in loading.  The location provides excellent access to Interstates 680 and 880 and proximity to Milpitas, San Jose, and the balance of Silicon Valley. The units benefit from extensive HVAC, 19’ clear height, dock and/or drive in loading and 3.3/1000 parking

At the time of its acquisition, WSIP was 75% leased to 5 tenants. Seagate was successful in leasing the two vacancies within 90 days of close. The property is now 100% leased.

Paradise Point Business Park

Seagate added this conveniently located Central Marin County Class “A” six-building office campus in 2021. Paradise Point Business Park is exceptionally located right across from Hwy 101 and South of I-580, just 10 miles North of San Francisco in the affluent town of Corte Madera. It is home to the Restoration Hardware corporate headquarters and offers abundant landscaping and numerous outdoor gathering areas that creates a “campus” feel, as well as 334 parking spaces.

700 Crocker

Seagate added this 843,000+ sq. ft cross-deck warehouse project to its property management portfolio in December 2020. Solano County has quickly emerged as one of the most desired big-box industrial markets in the North Bay area and 700 Crocker is Northern California’s largest contiguous center with over 19 acres under one roof and its truck-pavement covers 75 acres.

While modern warehouses have 186 feet deep of paving for truck storage, this project has 300 feet! The warehouse also has a 30-foot clear height for vertical storage and boasts 128 dock-high loading docks and 5 grade-level doors   One of the two tenant spaces is fully insulated and refrigerated to 65 degrees Fahrenheit.

Located half-way between Sacramento and San Francisco on Interstate 80, 700 Crocker has access to the Central Valley via Interstate 505 and to the East Bay via Interstates 80 and 680.

2716 Santa Rosa

Seagate has been managing 2176 Santa Rosa Avenue since 1991. It was the home of Pier 1 Imports for 32 years and now serves as Lumber Liquidators’ home as of 2021.

Located off Hwy 101 in the main retail hub of Santa Rosa, this free-standing one story 10,500 sq. ft. asset sits on 1.12 acres, has 78 parking spaces, multiple signage opportunities and ability to demise, allowing for a range of uses from retail medical, fitness, food and more.

755 & 775 South Point

Seagate added 755 and 775 Southpoint Blvd to its property management portfolio in 2019. These two free-standing industrial buildings were built in 1993 and provide excellent loading capabilities, clear height, and ample truck and car parking.

755 Southpoint consist of 88,466 sf of which approximately ±62,000 sf is fully temperature-controlled space, and 775 Southpoint consists of 95,578 sf. This project is centrally located in Southern Sonoma County with Highway 101 visibility, close to Redwood Business Park and downtown Petaluma with ample amenities.

South Sparks Industrial Park

The South Sparks Industrial Park portfolio is a seven building, 585,000 SF property on four parcels located just south of Interstate 80 in Sparks Nevada at Kleppe Lane and Sparks Boulevard. The project is five miles from downtown Reno and five miles from the Reno-Tahoe International Airport.

At the time of its acquisition, the tenant portfolio was 100 percent leased to 24 tenants averaging approximately 24,000 SF each. Seagate was looking to expand its industrial portfolio, specifically in the greater Reno market, and this opportunity fit with its diverse mix of tenants in a central location.

This acquisition is Seagate Properties’ second recent investment in Northern Nevada — in late 2017, the company purchased Northtowne Summit, a 220-unit multi-family property, in Reno.

The Harbors

Seagate Properties added this premier Class A multi-tenant office campus to its portfolio in 2019. Built in 1982 and consisting of 114,000 sf, this recently renovated, institutional-quality two-building project is located at 1 and 3 Harbor Drive in Sausalito, California.

The Senator

The Senator, a 10-story, 180,123 sf historic landmark office building is located at 1121 L Street in Sacramento and directly across from the State Capitol and was added to the Seagate portfolio in December 2018. First opened in 1924, it was officially recognized as Hotel Senator until 1979, serving as a nexus of California political and social activity for more than 50 years, before it was converted to a multi-tenant office building in 1982. It reopened under the name Senator Hotel Office Building, giving lobbyists immediate access to California’s state politicians.

The property is on the National Registry of Historic Places and was designated in the Italian Renaissance style, with a large, high-ceilinged lobby and reception area and is centrally located in Downtown Sacramento with abundant shopping and dining, approximately five blocks from the new Golden 1 Center (Sacramento Kings arena), and one black from the Sacramento Convention Center and Community Center Theater, both of which will be undergoing a $300+M renovation which should greatly enhance the property’s immediate surroundings.

The previous owner acquired the building in 2015 and began a substantial renovation program to update the building’s vacant tenant spaces to appeal to creative office space users. Seagate immediately commenced upon a major restoration of the historic façade and continues the creative office improvements to vacant tenant spaces. Additionally, Seagate has made many other upgrades, including lobby updates, new outdoor patio upgrades, common area upgrades, and a new bike storage facility and a new conference center. Showers and a fitness center are planned to be completed in 2021.

80 Grand

Seagate recapitalized and purchased a controlling interest in the ownership of a multi-tenant, Class B medical office building located at 80 Grand Avenue in Oakland, California in November 2017. This unique property is located in the Uptown neighborhood of Oakland at the prominent intersection of Broadway and Grand Avenue.

Just three blocks from the 19th Street BART station and three blocks from Lake Merritt, 80 Grand consists of one nine-story office building totaling 44,157 RSF on 22,182 square feet of land area. The steel framed building was developed in 1968 and features an aluminum and glass exterior skin. From 2006-2009 the Property underwent significant upgrades, including asbestos abatement, new building heating and cooling systems, a new surgery center, and tenant improvements.

80 Grand includes surface parking on a 9,258 SF parcel of land adjacent to the building where Seagate plans to entitle a Class A high-rise multi-family development of up to 275 units. Seagate also plans to make a significant renovation of the property in order to lease the nearly 40% vacancy at the time of acquisition.

Upgrades to the lobby and exterior plaza are planned, in addition to addressing of deferred maintenance and improvements to vacancies. Upon completion of the building improvements and land entitlement process 80 Grand will realize a significant increase in market value.

The Atrium

Built in 1983, the three-story aluminum and glass clad office building is designed around an open-air atrium, which recently underwent a $300,000 renovation and serves as a central gathering area for tenants, complete with Wi-Fi, new hardscape, updated water feature, and modern furniture. Other recent capital improvements include new signage, lighting, and the installation of an EV charging station. Seagate plans to continue with upgrades to the property and tenant spaces in order to lease up the current vacancy and retain existing tenants as leases expire.
